Mold Testing

I am certified as an indoor air consultant by the International Association of Certified Indoor Air Consultants and InterNACHI and I use a Zefon Bio-Pump Plus along with Air-O-Cell sampling cassettes to sample air inside homes and buildings, to determine the concentration of mold spores in the air. The test results can be used to confirm whether or not there may be an unhealthy concentration of mold within a home or building. Air sampling can also be used to ensure that mold remediation/mitigation by a mold remediation/removal company has been successful.

I am an independent inspector and perform only testing services. I do not provide mold removal or remediation services, which means I always provide my clients with completely unbiased opinions and test results.

Mold testing inside of a home or any other type of structure requires a minimum of two air samples, one outdoor control sample and one indoor sample. The reason that an outdoor and indoor sample are required is because mold is present everywhere, all the time. That means there is always going to be a measurable amount of mold inside and outside of a house. The purpose of air sampling for mold is to identify whether there is an elevated level of mold inside vs. outside, along with identifying the types of mold that may be present.

Each air cassette can sample approximately 800-1000 sq/ft on a single level of a home.

MOLD TESTING EXAMPLES

Example #1

Nancy owns a 1500 sq/ft, two story home with a full basement. Nancy is concerned about the air quality in the entire house, but she is particularly concerned with the basement area. Even though no mold is visible, she states that she smells musty odors from this area and would like to verify whether there are elevated levels of mold in her basement. Nancy decides that she does not want the entire home tested, but would like to have the basement tested by air sampling for mold. This test will require one outdoor "control" sample and one indoor sample taken in the basement. The total cost for this test is $150. The testing fee includes all travel, sampling, shipping, laboratory fees and electronic delivery of the mold report. 

Example #2

Chris rents a 1400 sq/ft home with one floor above grade and a full basement. Chris is concerned about a leak in the house that was recently discovered and he would like the entire house tested for mold because he has a child with asthma, and he is concerned. This test would require four samples, one outdoor "control" sample, two samples on the main level of the house (samples taken at opposite ends of the house  because the main floor is over 1000 sq/ft), and one sample in the basement. The total cost for this test is $250. The testing fee includes all travel, sampling, shipping, laboratory fees and electronic delivery of the mold report. 

Each sample requires a setup procedure in each sample location and 10 minutes of air sampling time. The samples are then shipped via an overnight courier and in most cases, the results are available the following business day.
