New Construction Inspection
A lot happens during the construction process and sometimes things get missed, damaged or are just done incorrectly. A new construction inspection is conducted after the entire construction project is completed, but just prior to the new owners taking possession of the house.
Radon is an odorless colorless gas that is present in all air, even the air outside your home. Numerous studies have shown that extended exposure to elevated or even moderate levels of radon can lead to cancers related to a person's airway, primarily lung cancer. Structural & Mechanical Inspection
A limited S&M inspection focuses on the major components of the house or structure being inspected. If you are buying a property that has numerous, known, defects but are primarily interested in the major components of the house, a structural and mechanical inspection might be right for you.
Maintenance Inspection / Hourly Consulting
Would you like your roof inspected for general condition, but you are afraid a roofer will just tell you the roof needs replacement? As a licensed home inspector in Wisconsin, I am prohibited from performing repair work on any house that I inspect. You can count on me to give you a completely unbiased opinion of the condition of most of the components at your house.
Mold can be some nasty stuff and sometimes because mold can grow in places we can't always see, testing for mold is the only way to know if mold is present. Mold is not a complicated subject, but it can be frustrating. If you suspect that mold is causing issues for you, call me for a phone consultation and testing if needed. Selling a house can be a big undertaking. With a pre-list inspection, you will know what items may need attention before listing your house. You can also provide peace of mind for potential buyers, by offering the inspection report to them.
11-Month Warranty Inspection
The State of Wisconsin does not require that a new home builder provide you with a new home warranty. Typically, a home builder will offer a 1-year warranty on new homes. An 11-month warranty inspection is conducted at the 11th month of your new home warranty, just before the warranty expires. This inspection can help identify issues that may have presented over the past 11 months which may be eligible for correction by the builder.
Once your initial home inspection has been completed and any repairs have been made prior to closing, you can decide to have a re-inspection of those repaired items. During the re-inspection I will perform a limited inspection of the items that have been repaired, to ensure that the repairs have been made in a manner consistent with industry standards.
